A roof that is losing a few tiles is a repair. A roof with failed underlayment is a replacement, and the difference is not visible from the ground — which is exactly why so much of this trade sells replacements from the driveway.

So we go up, photograph it, and show you what we found. If it is a repair we will say so, and the inspection has still told you how many years you have left.
