Inspections that became a repair, not a replacement

Of the roofs we looked at last year. The industry sells replacements; we counted.

2–4 days

Typical replacement, start to finish

Weather permitting, and we will not start a tear-off ahead of a storm.

Most roofs we look at do not need replacing yet.

A roof that is losing a few tiles is a repair. A roof with failed underlayment is a replacement, and the difference is not visible from the ground — which is exactly why so much of this trade sells replacements from the driveway.

So we go up, photograph it, and show you what we found. If it is a repair we will say so, and the inspection has still told you how many years you have left.

What it costs

The inspection is free, and the photographs are yours either way.

We would rather you knew your roof was fine than sell you one you did not need. A typical replacement in this area runs $14,000–$32,000 depending on size, pitch and covering — quoted in writing with the materials named.

How a job goes

  1. We go up

A real inspection, not a walk around the garden. About an hour.

  2. You see the photographs

Every one we took, including the ones that argue against a replacement.

  3. Written scope

Materials named, warranty stated, price fixed. Nothing is "to be determined" except rotten deck, which is priced per sheet.

  4. The work

Our own crew. Skip and site protection included, and the driveway swept with a magnet at the end.

They climbed up, took forty photographs, and told us we had six or seven years left. Two other companies had quoted a full replacement from the driveway.

Do you work with insurance claims?
We document damage and give you dated photographs and a written assessment. We are not public adjusters and we do not negotiate your claim — anyone offering to "handle the claim and waive your deductible" is describing insurance fraud.
How long does a replacement take?
Two to four days for a typical house, weather permitting. We will not start a tear-off with a storm forecast.
What happens if the deck is rotten?
It is priced per sheet in the quote before we start, so there is a known number rather than a conversation on day two. We photograph it before replacing it.
Are you licensed and insured?
Licence #RC00000000, and insured. Both are on every written quote before you are asked for a deposit.
